OUR FEES

Our fee is 10% of each month's rent or $100, whichever is higher. An additional 10% leasing fee is charged when a new tenant is secured to compensate the leasing agent. We do not charge a fee when the house is vacant.

• If pets are permitted, the non-refundable pet deposit goes to the landlord.
• Late fees are retained by Rosette Properties.
• Insufficient fund fees belong to Rosette Properties to offset our banking costs.

We require $200 from the first month's rent to hold in escrow on your behalf for repairs.
If the cost of a repair exceeds $200, we will seek your approval before completing the repair except in emergency situations. For example, below freezing temperatures and no heat or major plumbing leaks. Of course, you will be notified promptly of any repairs.

Rent proceeds will be paid into your account by the 10th of the month. The electronic funds will be available to you by the 15th of each month. I recommend keeping a reserve of 2 to 3 months mortgage payment available to you at all times. DO NOT count on your rent to make your mortgage payment in case of non-payment of rent by the tenant and/or eviction. Eviction proceedings can take up to 30 days.
